Hello Buyers!  Are you ready to purchase your first home, maybe a second home or downsizing to fit your current needs?  If so, you have come to the right place!! We are experts in the Central New York State real estate market and we want to help you.

Here are a few helpful tips to get the process started:

-Before you even consider looking at houses, contact your local bank and get pre-approved for a mortgage.  This will give you an idea of what you qualify for, which includes your mortgage payment, taxes and homeowners insurance.

-Now the fun begins!!  Call our team to set up a one-on-one meeting so that we can go over your criteria i.e. what area you would like to live, style of house, # of bedrooms, # of baths, rural vs. village, etc.  Once that is determined, we will make arrangements to show you the various houses.

-You have found your house, what is the next step?   The purchase agreement.  We will have you sign all the necessary paperwork and submit those documents to the listing agent, who then presents it to the sellers.  There are times that there is negotiation on the price, so don’t despair, this is very typical.  

-Once your offer is accepted, we set up a home inspection and radon test that is performed by a Licensed Home Inspector.  Your agent has a list of very qualified inspectors in the area.  Again, there may be negotiation on items that the home inspector has found to be faulty.  

-Next step:  Formally apply for your mortgage and pay for the appraisal.  The bank orders the appraisal to be done, which typically happens within days.

-The appraiser sends the appraisal report back to the bank, it is approved and your commitment letter is issued.

-Now, you can take a deep breath!  The first two weeks of the process is very hectic for you because of negotiations, but then you can start to relax and get excited about your closing.

-The closing typically happens about 60 days after acceptance of your office, so during that time, DO NOT purchase any large items because that could affect your credit rating.

-A month or so before the closing, contact your insurance company and get a quote on homeowners insurance.  This has to be in place so that you can close on your house.

-When a closing date has been set, call and change the utilities into your name, change the address with the post office, cable, phone, etc.

-Just before the closing, you and your agent will do a final walk-through of the property to make sure that everything is the same as when you first wrote the offer.  

-At the closing, you will sign many documents (your hand will get tired!), you will get copies of each and receive the keys to your new home.

Congratulations, you are now a homeowner!!!!
